Integrated Transport for All Ages

We’re introducing a fully integrated transport network to support residents of all ages. A flexible daytime shuttle will run throughout the week, connecting people to local shops, healthcare services, and community amenities — with a special focus on elderly residents, carers, and anyone without private transport. A dedicated school shuttle will reduce traffic around schools by providing daily transport for students attending Samuel Ryder and Nicholas Breakspear secondary schools. For younger children, a supervised “walking bus” will operate to and from Colney Heath Primary School, encouraging safe, active travel within the community.

These transport services were designed in response to predicted school-age population numbers and the existing limitations in local walkable access. This model supports independence, inclusion, and lower traffic volumes — all backed by the traffic assessments submitted with the planning application.

EV Charging at Every Home

Every dwelling will be equipped with an electric vehicle (EV) charging point, in line with HCC standards and local climate targets. This also applies to visitor parking bays, ensuring that EV access is seamless across the entire site. These provisions support national Net Zero goals and reflect the local authority’s commitment to cleaner transport solutions.

Electric Car Club Vehicles

To reduce the need for car ownership — especially second cars — the site will operate a resident-only electric car club, managed via a concierge booking system. This offers the flexibility of car access without the environmental or spatial cost of mass vehicle ownership. The car club model is proven to reduce household emissions and congestion in low-density developments.

Free Bus Passes for Every Household

Each household will be issued a free bus pass to encourage modal shift away from private vehicles. This intervention complements other site strategies such as active travel infrastructure, school shuttles, and pedestrian-led design. Providing free bus travel removes a financial barrier and supports early behavioural change as the community takes shape.
